A shared recreation space designed for gathering, conversation and play
A thoughtfully planned residential community offers more than private living space. It also creates places where neighbors can meet, friends can gather and residents can enjoy time together close to home.
At Cross Street Condos, part of The Downs in Scarborough, Maine, the Community Room was created as one of those places. The contemporary shared space combines comfortable seating, informal gathering areas and recreation within a room designed for both activity and conversation.
Skillful Home Recreation supplied and professionally installed the pool table and shuffleboard that became central features of the completed space.
Recreation That Supports the Room
The strongest shared amenity spaces are not simply filled with equipment. Their different elements work together to support the ways people naturally spend time.
In the Cross Street Community Room, residents can play pool or shuffleboard, watch a game in progress, sit nearby with friends or use the room as an informal place to gather.
Pool and shuffleboard offer different kinds of play within the same setting. Pool invites longer, more focused games. Shuffleboard is approachable, social and easy for others to join or watch. Together, they bring activity and energy to the room without overwhelming its larger purpose as a community space.
The result is more than a room with games. It is a place with genuine reasons for residents to return.
A Coordinated Contemporary Pairing
The pool table and shuffleboard share a coordinated modern finish that works naturally with the architecture and interior design of the Community Room.
Their clean lines and restrained wood tones complement the room’s large windows, contemporary lighting, gray flooring and lounge furnishings. Rather than appearing as unrelated additions, the recreation pieces feel integrated into the larger environment.
That matters in a shared residential setting. Recreation equipment must play well and withstand regular use, but it also becomes part of a space residents and visitors see every day.
Professional Installation Within an Active Development
Skillful completed the recreation installation while the Community Room and surrounding development were still in the final stages of construction and furnishing.
Shared-use installations often require more coordination than a typical residential delivery. Access must be planned. Floors, walls and furnishings must be protected. Installation may need to occur around other trades, deliveries and project activity.
Skillful’s installation team delivered, assembled and positioned both pieces on-site with care for the room and its finishes.
The shuffleboard was installed with appropriate playing and circulation space. The slate pool table was assembled, clothed and precision-leveled for proper play.
A Real Slate Pool Table, Precision-Installed
A pool table selected for a shared residential amenity should provide more than the appearance of a pool table. It should play properly, remain serviceable and hold up over years of use.
The Cross Street table uses a real slate playing surface. Slate provides the stable foundation required for consistent play and can be precisely adjusted again if the table is ever serviced, moved or re-leveled.
Because a slate table is precision recreation equipment rather than ordinary furniture, installation matters. Skillful’s team assembled the table on-site, aligned the slate, installed the cloth and leveled the finished table to Skillful’s standard of within 1/32 of an inch.
That attention to setup helps ensure the table plays as well as it looks.
Planning Starts With the Room
The Cross Street project demonstrates Skillful’s ability to complete a professional recreation installation within a larger residential development.
For future projects, Skillful Home Recreation can also become involved earlier.
The best time to plan recreation equipment is before the room layout, electrical plan, lighting locations and furniture placement are finalized. Equipment that appears to fit on a floor plan may still create problems if playing clearances, circulation, access or infrastructure have not been considered.
A pool table needs adequate cue clearance on every side. Shuffleboard requires room at the ends for comfortable play. Electronic games may need conveniently placed power. Pool-table lighting should be centered over the actual table location rather than simply over the middle of the room.
Early planning helps the completed space work properly from the beginning.
Planning a Shared Recreation Space?
Our practical planning guide explains what to consider before room layouts, lighting, electrical, access, bars and furnishings are finalized.
Recreation-Space Planning Support
Skillful can work with developers, architects, interior designers, builders and property managers as the recreation specialist within a larger project team.
Depending on the project, that may include:
- recommending games suited to the intended users and setting
- determining appropriate equipment sizes and playing clearances
- preserving comfortable circulation through a multi-use room
- identifying electrical and lighting requirements
- reviewing delivery routes, doors, elevators and stairs
- coordinating recreation equipment with seating and spectator areas
- considering installation timing within the larger construction schedule
- planning for future maintenance and service access
The objective is not simply to determine whether equipment will fit.
It is to help ensure that the recreation portion of the room works comfortably and naturally within the completed space.
More Ways to Create Reasons to Gather
Every community uses a shared recreation space differently.
Some rooms benefit from a small number of strong anchor games, as Cross Street does with pool and shuffleboard. Others may need a broader mix that serves different ages, abilities, group sizes and styles of play.
Skillful offers pool tables, shuffleboard, ping pong, foosball, air hockey, dome hockey, darts, poker and card tables, arcade and pinball games, and other classic and table games.
We also offer game-room furniture and game-room lighting, including pub tables, bar stools, spectator chairs and fixtures designed for recreation spaces.
The goal is not to fit the greatest possible number of products into a room. It is to choose a combination that gives people genuine reasons to use the space.
Long-Term Local Service
Skillful’s role does not have to end when the installation is complete.
Over the life of a shared recreation space, equipment may eventually need:
- re-leveling
- cloth replacement
- repairs
- relocation
- refurbishment
- accessory replacement
- removal or replacement as the property evolves
Because Skillful is a long-time local recreation company, property managers and owners have someone nearby to call when future service is needed.
That continuing relationship has particular value in a shared-use environment. The equipment is not a one-time shipment. It is part of an amenity the property intends to maintain for years.
Creating Shared Recreation Spaces Across Maine and New Hampshire
Skillful Home Recreation works with residential communities, developers, hospitality properties, clubs and other organizations to create recreation spaces that people naturally enjoy using.
Our work may begin with a single pool table or shuffleboard. It may also begin during the planning stage, before the final room layout, electrical work, lighting and furniture placement are complete.
In either case, the goal is the same:
To help create a space that works well, looks appropriate and gives people genuine reasons to gather.
